Be Prepared for Paying Rent in the 53 week year

Every 5 or 6 years there are 53 weeks within a payment year rather than the standard 52. This is due to spare days in each year adding up and creating an extra week and it will happen in the new financial year (April 2019 – March 2020).

If you pay by Direct Debit Your Payments will be Adjusted

We have written to all tenants who pay by Direct Debit to advise of changes to payments to make sure this extra week is paid for.

If you receive Universal Credit

As a claimant of Universal Credit you will have been advised, you will only be paid 52 weeks’ worth of rent costs this year even though there are 53 weeks to pay for. This means that you must find a weeks’ worth of rent from elsewhere, it is advised that you save money throughout the year where possible. The shortfall could happen at any time between April 2019 and March 2020 and will happen at different times for everyone as it depends on when your payment cycles run. When you find that you have received too small of a payment to cover your rent please get in touch with your Income Officer straight away.

The Government have said “The 53-week year issue arises every 5 or 6 years as a consequence of the calculation used in Universal Credit to convert weekly rent to a calendar monthly figure. 2019/20 is the first financial year this will happen as there are now a significant number of tenants in receipt of Universal Credit rather than Housing Benefit. In a financial year that has 53 weeks, a tenant on Universal Credit whose rent is charged weekly will not receive enough benefit to cover the whole years rent payments – he or she will be 1 week short.”

If you pay by cash or online payments, your Income Officer can help you to work out how to make your payments equal to include this extra cost.

Rent In Advance

All tenants should pay ‘rent in advance’ rather than in arrears as this is what is agreed to within your Tenancy Agreement.
